Villa remedial works, Arabian Ranches

The other half of renovation: a large golf-course villa with recurring leaks, uneven cooling and brown hot water. Vida Nordic surveyed the causes, then re-waterproofed the flat roofs, rebuilt the master bathroom's leaking bath surround in new stone, replaced the hot-water plant on the roof, re-balanced and extended the air-conditioning, and re-grouted and made good throughout — priced item by item, with weekly reports.

Scope

• Roof leak investigation (CCTV, thermal imaging) and full flat-roof re-waterproofing
• Master bathroom — leaking bath plinth opened, re-piped, waterproofed and re-clad in stone
• Hot-water system replaced — solar-assisted heaters, circulation pump, roof plant re-sequenced
• Air-conditioning — audit, new return-air grilles, diffusers repositioned, new 4.5-ton split unit, 20 units deep-cleaned
• External render repairs and repainting; roof-top louvre enclosure for plant
• Re-grouting, skirting and kitchen-island relocation
