Residential renovation and fit-out for villas and apartments in Dubai. We carry out the works ourselves under our own trade licence and coordinate the specialists — stone, glazing, air-conditioning — whose work sits inside the same programme.
Whole-home renovation
Complete renovation of an existing villa or apartment: new layouts where structure allows, kitchens, bathrooms, flooring, ceilings, joinery, decoration and the electrical, plumbing and air-conditioning work behind them. We prepare the community, developer and Civil Defence submissions the scope requires and manage the works to a programme with weekly written reports.
Kitchens
Removal and rebuild of kitchens including services relocation, ventilation, stone or composite worktops, bespoke or manufactured cabinetry and appliance integration. Shop drawings and 3D views are produced for approval before joinery is made.
Bathrooms
Full strip-out and re-build: waterproofing, concealed cisterns, wall-hung sanitaryware, walk-in showers with linear drains, large-format tiles, natural stone and plaster finishes, custom vanities and lighting.
Joinery and dressing rooms
Fitted wardrobes and walk-in dressing rooms, media walls, built-in storage, feature panelling and doors, made to shop drawings and installed with integrated lighting.
Flooring, ceilings and finishes
Timber, stone and porcelain floors; false ceilings with concealed lighting; painting, decorative plaster and wall finishes; glass and aluminium partitions.
Extensions, pools, gardens and exteriors
Villa extensions and plot extensions, new facades and glazing, swimming pools and pool terraces, outdoor kitchens and barbecue areas, pergolas, landscaping and garden lighting — designed with the interior so the house reads as one project inside and out, and submitted to the developer and community for approval as one package.
Building services and remedial works
Air-conditioning servicing and replacement, ducting and grilles; hot-water systems and plumbing; roof and wet-area waterproofing with flood testing; electrical distribution and lighting. Often the unglamorous half of a renovation, and the half that decides whether it lasts.
How a project is priced and run
Every quotation is a bill of quantities: each item measured, described and priced, with provisional sums shown as provisional. Variations are priced against the same rates. Payment follows milestones, and the final payment follows the closed snag list.
Weekly reports with photographs, a programme with a critical path, a procurement tracker and a responsibility matrix are standard on larger projects.
